Introduction

Our self catering house is an end terrace property built in 1856 with access to the side of the property via the front door and to the rear of the property via a gated courtyard.

 

Pre-Arrival

·       We have a basic web site (see www.oceanviews.uk.com) which lists all the features of the house and shows the latest availability.

·       We are also listed through the local Tourist Information Centre (see www.visitportland.co.uk)

·       Bookings and enquiries can be made via either email, telephone or fax

·       The nearest bus stop is at the top of the lane in Queen’s Road, and also Fortuneswell for buses arriving from Weymouth. These are a 3 to 5 minute walk away

·       The nearest bus stop for buses to Weymouth is at the bottom of the lane in Chesil which is a 5 minute walk

·       The nearest train station is at Weymouth which is 6 miles away; there are accessible taxis available from the station or the no. 1 bus travels from near the station to the stop in either Queens Road or Fortuneswell

·       Shopping can be delivered by the following supermarkets in the Portland & Weymouth area. You will need to access these via their respective websites.

Arrival & Car Parking Facilities

·       Luggage can not be unloaded at either the front or rear door of the house

·       There is no on street parking at the front or rear of the house

·       The nearest parking is in Queens Road where there is a drop curb outside number 4. The car will have to be moved after the drop off and parked further along either in Queens Road or Fortuneswell. Queens Road is on an incline to the alley way which leads to the house

·       From Queens Road there is an alley way with high dry stone walls on either side until you reach the front door which is 35 metres long to the front door

·       The entrance has 1 step from the alley down into the porch area 14cm high, 30cm deep and 78cm wide. From the porch which measures 154cm wide with a depth of 50cm you reach the front door which opens inwards (door hinged on the left) which is 84.5cm wide and there is a step into the front hallway which is 3.5cm high

·       Access to the rear of the house is via a gated courtyard with a cobbled surface

 

Main Entrance & Reception

·       The entrance has 1 step from the alley down into the porch area 14cm high, 30cm deep and 78cm wide. From the porch which measures 154cm wide with a depth of 50cm you reach the front door which opens inwards (door hinged on the left) which is 84.5cm wide and there is a step up into the front hallway which is 3.5cm high

·       Inside the front entrance is a hallway with a twin bedroom leading off to the right and double bedroom leading off to the left. Through this double bedroom there is a door to the utility room and then through the utility room to a bathroom. The rear entrance is also located in the utility room

·       The hallway measures 114cm to the stairs and is 148cm wide

·       Stairs lead up from the ground floor to the first floor and are on the right hand side after the door leading to the double bedroom on the right

 

General Description of House (Internal)

·       There is a hallway and staircase leading to the first and second floors of the house.

·       On the ground floor there is a twin bedroom to the right, and a double bedroom off to the left which leads through to a utility room which leads through on to a bathroom

·       On the first floor there is a lounge, a kitchen / diner, a prep room and a bathroom

·       The first floor is reached via 9 steps to a half landing which 87cm deep and 147cm wide, and a further 7 steps to the first floor, where there is a landing of 102cm deep and 147 cm wide. Steps are 17cm high, 68.5cm wide and 27.5cm deep. On the right is the kitchen / diner, which leads through to a prep room and then a bathroom. On the left is a lounge

·       On the second floor is a double bedroom and a twin bedroom, which leads through to a roof terrace

·       The second floor is reached via 8 steps to half landing measuring 89.5cm deep and 146cm wide and a further 8 steps to the top floor where there is a landing of 101cm deep and 153cm wide. Steps are 17cm high, 68.5cm wide and 27.5cm deep. On the right hand side is a door which leads to a twin bedroom which then leads to the roof terrace. To the left is a double bedroom

·       All walls are painted white and doors and floors are wooden and are left in their natural colour

 

Public Areas – WC

·       There are no separate toilets available in the house as they are located in the bathrooms

 

Kitchen / Dining Room & Lounge

 

Kitchen / Dining Room

·       Entrance to the kitchen / diner from the first floor landing is 92cm wide The dividing wall between the Kitchen / Diner and the hallway is made of glass panels

·       All furniture is moveable

·       There are 2 tables each measuring 76cm wide, 120cm long and 74cm high, legs on each corner

·       Distance from floor to underneath of table is 72cm

·       There are 6 dining chairs without arms, there are a further 2 dining chairs in the double bedrooms

·       Worktop height is 93cm in a granite finish

·       Oven door is left hinged, height of lowest shelf 47cm from floor and the second shelf is 63.5cm

·       Hob is 93cm high

·       Good contrast between floor, cupboard an other surfaces

·       Lighting is provided by overhead spotlights

·       There is at least 56cm between all furniture and worktops

 

Prep Room

·       To the right of the kitchen / dining room is prep room with a door 63cm hinged to the right and opening inwards to the kitchen / diner

·       Flooring is original floorboards

·       To the right is a full height fridge with the highest shelf being 123cm high, and the lowest being 20cm from the floor

·       Worktops are 93cm high with cupboards underneath.

·       There is a microwave on top of the worktop with the controls on the right hand side

·       There is a dishwasher with a drop down door

·       Sink is on left hand side under window, and 93cm high and from edge of sink to taps is 49cm

 

Lounge

·       Entrance to the living room from the first floor landing is 74cm wide

·       Original wooden floorboards

·       Rug in centre of room with a rise of 1cm

·       Gas flame effect fire on left hand wall

·       Furniture is moveable with a 3 seated sofa and a 2 seated sofa. In addition there are 2 armchairs

·       Teletext TV with a Freeview receiver (separate), provided with remote controls.

·       DVD player with remote control

·       A stereo CD / radio player with remote control

 

Laundry

·       There is a separate utility room on the ground floor between the double bedroom and the bathroom

·       Entrance door is 72.5cm wide with 2 steps following the first step is 3.5cm high 725.5cm wide and 49.5cm deep, the second step is 12cm high, 72.5cm wide and 72.5cm deep

·       On the right hand side as you enter is a fridge / freezer with the freezer in the bottom half and fridge in the top half. Doors hinged to the left. The top shelf in the fridge is 143cm from the floor and the lower drawer in the freezer is 15cm from the floor

·       There are then an ironing board stored vertically against the side of the fridge / freezer and a child’s high chair

·       There is a tumble dryer with a door hinged on the left

·       There is a washing machine with a door hinged to the left

·       On the left hand side is a sink measuring 87cm high 100.5cm long and 49cm deep

·       Minimum distance between sink and white goods is 86cm

·       Door to courtyard is glazed and is 68cm wide with a lip outside which is 2cm high, there is a mat well which is 65cm wide 45cm long and 3cm deep

Outdoor Facilities / Courtyard / Roof Terrace

Courtyard

·       This is a cobblestone covered yard

·       Locked door to the alley way outside with a step up of 12cm high 82cm wide and 46cm depth with a height of 4.5cm down to the alley way

·       There is a clothes washing line for drying clothes that is adjustable in height

 

Roof Terrace

·       Access to Roof Terrace from the twin bedroom on the second floor, step up 26cm high, 112cm wide 35cm deep with a lip at 8cm high 93.5cm wide and 7cm deep

·       There are 2 steps down to the terrace the first step is 18cm high and 100.5cm wide and 49.5cm deep, the send step is 18cm high 134cm wide and 32cm deep

·       Roof terrace is decked throughout. Each plank is grooved and is 14cm wide with a 1.5cm spacing between planks

·       There is a metal rail and posts all around the outside of the decking with a height of 110cm from floor to top of railing

·       There are 8 plastic chairs with arms

·       There is 1 table measuring 134cm long 86 wide and 73.5cm high, between floor and underside of table is 66cm high

 

Bedrooms

Room Combinations: Ground Floor 1 twin room and 1 double bedroom, second Floor 1 twin bedroom and 1 double bedroom

·       Non feather duvets and pillows provided in all rooms

·       2 pillows per person

·       Sheets, duvet covers and pillow case (when requested) are poly cotton

·       Chest of drawers in each bedroom with 5 drawers height of top drawer from floor is 82.5cm, and height to the lowest drawer is 9cm

 

Ground Floor – Twin Bedroom

·       Door width 73cm with a step down of 5.5cm hinged to the right as you enter from the hallway

·       Carpet throughout

·       Twin beds each 96.5cm wide 194cm long and 33cm high

·       Height from floor to top of mattress 47cm

·       Minimum distance from bed to wall 58cm

·       Minimum distance between beds 38cm

·       Wardrobe are double doors with doors hinged on left and right hand side. Height of door handles from floor 102cm Height of hanging rail from ground is 180cm. Height of lower drawer from floor is 9cm

 

Ground Floor – Double Bed

·       Door width 73.5cm hinged to the right as you enter from hallway

·       Wooden floor throughout

·       Double bed 141cm wide 194cm long and 33cm high

·       Height from floor to top of mattress 47cm

·       Minimum distance from bed to wall 90cm

·       Wardrobe are double doors with doors hinged on left and right hand side. Height of door handles from floor 102cm Height of hanging rail from ground is 180cm. Height of lower drawer from floor is 9cm

·       There is a rug either side of the bed

·       On the opposite wall to the entry door is the door that leads to the utility room and the bathroom

 

Second Floor – Twin Bedroom

·       Door width 74cm hinged to the right as you enter from the hallway

·       Wooden floorboard throughout

·       Twin beds each 96.5cm wide 194cm long and 33cm high

·       Height from floor to top of mattress 47cm

·       Minimum distance from bed to wall 84cm

·       Minimum distance between beds 38cm

·       Wardrobe are double doors with doors hinged on left and right hand side. Height of door handles from floor 102cm Height of hanging rail from ground is 180cm. Height of lower drawer from floor is 9cm

·       Access to Roof Terrace from bedroom, step up 26cm high, 112cm wide 35cm deep with a lip at 8cm high 93.5cm wide and 7cm deep

 

Second Floor – Double Bed

·       Door width 74cm hinged to the right as you enter from hallway

·       Wooden floor throughout

·       Double bed 141cm wide 194cm long and 33cm high

·       Height from floor to top of mattress 47cm

·       Minimum distance from bed to wall 118cm

·       Built in Wardrobe to the right of the bed, height of rail from floor is 158cm. Height of shelf above rail from floor is 168.cm

·       Built in cupboard to the left of the bed highest shelf is 91cm from the floor, height of lowest shelf from the floor is 21cm

 

Bathrooms

 

Ground Floor bathroom

·       Accessed via the utility room on the ground floor, primarily used by the guests in the double bedroom on the ground floor

·       Doorway 58cm wide and hinged on the left

·       Tiled floor

·       From the door to the back wall the depth of bathroom is 163cm

·       Edge of front of toilet to bath 40.5cm

·       Height of toilet 40cm no access to right side of toilet

·       Edge of front of sink to bath 62cm

·       Sink height 76.5cm and depth is 38cm

·       Bath with overhead shower, bath dimensions 78cm wide 162cm long and 38cm deep

·       There is limited space

 

First Floor Bathroom

·       Accessed via the prep room.
